Last week, the Zoning Committee of the Passyunk Square Civic Association met to hear four applicants for zoning or use variances. Details of those cases can be found here. After hearing from the applicants and taking public comment from the audience the Zoning Committee took its vote. Below, in italics, is the relevant text from the letters that the committee sent to the Zoning Board of Adjustment. Information about the hearing date for each case is given if available.

1. 600-636 Washington Ave, Suite 7
The PSCA Zoning Committee held a public meeting on April 12, 2011. An application was presented for a Certificate for a Take-Out Restaurant at the referenced address. After hearing the application and public comment, if any, the Zoning Committee voted in NON-OPPOSITION to the application with the following provisos, to which the applicant agreed:

1. Hours of operation: 8am-8pm, 7 days a week,
2. 5 day a week commercial trash pick-up,
3. A trash receptacle placed outside the storefront daily during business hours that is emptied regularly.

This case was scheduled to be heard by the ZBA on April 20. Residents who are interested in the outcome of the case can call 311 and use the case’s calendar number 14647 to get the results.

2. 909 Federal Street
The Committee heard the application and public comment, if any, and voted in NON-OPPOSITION to the application for a variance for a Home Office.

This case was scheduled to be heard by the ZBA on April 12 but was continued until after the Zoning Committee could hear the case. New hearing date is not yet available. Calendar number for this case is 14623. When hearing date is available we will post it here.

3. 1410 S. 12th Street
The Committee heard the application and public comment, if any, and voted in NON-OPPOSITION to the application for a variance for four-family dwelling. I would like to note there was significant community support for this application from neighbors in attendance.

This case is scheduled to be heard by the ZBA on May 24. Calendar number for this case is 14413.

4. 1434 S. 12th Street.
The Committee heard the application and public comment, if any, and voted in OPPOSITION to the application for a multi-family variance. The committee feels that the application for a variance at this property represents an overuse. There was significant community opposition to the application from neighbors in attendance voicing concerns regarding the upkeep and maintenance of the property.

This case is scheduled to be heard by the ZBA on May 11. Residents who are interested in the outcome of the case can call 311 after the hearing date and use the case’s calendar number 14614 to get the results.

The Zoning Committee of the Passyunk Square Civic Association meets on the second Tuesday of every month at 7pm at S.P.O.A.C. Members of the community are invited and encouraged to attend to find out what development is taking place in their neighborhood.
