Tuesday, July 12 at 7PM at the South Philadelphia Older Adult Center (NW Corner of East Passyunk Avenue and Dickinson Street), the Zoning Committee of the Passyunk Square Civic Association is scheduled to hear the following cases:

1. 1131-37 Wharton: Having already presented at the May zoning committee meeting, the applicant will present again with revisions based on the issues discussed at the May meeting and changes made in consultation with neighbors of the project.

2. 1207-09 S. 7th: Applicant is seeking to demolish existing structure to make way for construction of two single family homes (one at 1207 and one at 1209). Project has been refused for insufficient open space and rear yard size and setback.

3. 1204-16 S. 12th St. development (12th and Latona): 1204-14 has been subdivided into 10 parcels (A-J). A is going to be the large single family dwelling and parcels B-J are going to be 9 town homes on Latona Street. Six of the town homes will have off-street parking in street-level garages. 1216 is proposed as a three-story building with 3 parking spots which will be available to the three town homes across street that do not have garages.  The ground floor of 1216 will have an 800 sq.ft commercial space. Floors 2 and 3 will be single family condos.

4. 1509 E. Passyunk (Sweat Gym): Applicant is seeking legalization of existing signage which has been in place for some time but for which the city has no documentation.

5. 1422 S. 9th: Legalization of a two-family dwelling. Refused because two-family dwelling is not permitted in R-10A (single family) zoning district.

The PSCA Zoning Committee meetings are opportunities for neighbors to hear the details of zoning applications within our civic association boundaries. The Zoning Committee does not make any final decisions on these zoning applications, but we do send letters to the Philadelphia Zoning Board Administration. Those letters outline the neighbors’ thoughts on the application and the Zoning Committee’s decision either to oppose or not oppose the proposal. Zoning Committee meetings take place on the second Tuesday of every month at 7pm at S.P.O.A.C.
