The PSCA Zoning Committee reviewed the following cases at its September meeting. Results are below.

920 Washington Ave – Seeking legalization of parking spaces.  Unanimous (7 votes) non-opposition with the following provisos: No chain link fence on 10th street; clean up property and provide daily clean up and maintenance, convey to “Cricket” store to remove all signage that is out of code.
 
1224 Alter St – seeking permit to erect 4 story attached structure: Owner and Architect agreed to set back the third floor front to maintain cornice line. Unanimous non-opposition with revised plans. Hearing date 10/4/12
 
1218 Gerrit St – seeking a third story addition to add three bedrooms. 5 votes non-opposition; 2 votes in opposition. Hearing date 9/19/12 2:00 p.m.
 
1544 S. 13th St – seeking permit for pilot house construction on roof deck of 3rd floor. (Pilot House constructed without permits so structure will be taken down and re-constructed.) 5 votes non-opposition, 2 votes opposition.  Hearing date 10/4/12
 
1303 S. Broad St – This case will be heard at SBSNA’s meeting Tuesday, 9/18/12 at 7:00 at Methodist Hospital.  Seeking the erection of decks at rear of 2nd and 3rd floors.

The PSCA Education Committee will meet on October 1st at 7pm at the Columbus Square Recreation Center at 12th and Wharton.

We just completed a very successful school supply drive, and now we’ll be discussing other upcoming initiatives and events, including a School Advocacy Day scheduled for October 27.  Other items will include the creation of a school catchment area map and relationships with the school district.

Tuesday, September 11 at 7PM at the South Philadelphia Older Adult Center (NW Corner of East Passyunk Avenue and Dickinson Street), the Zoning Committee of the Passyunk Square Civic Association is scheduled to hear the following cases:

920 Washington Avenue – Applicant is seeking the legalization of existing parking spaces (22) to an existing detached 1 story structure with various offices for out-patient treatment, administrative offices and other retail sales.

1224 Alter Street – To erect a 4 story attached structure (not to exceed 36’ height) with a garage for 1 interior, off-street parking space; a roof deck and 2nd & 3rd floor balconies at the front and rear (single family dwelling).

1218 Gerritt Street – Applicant is seeking the construction of a 3rd story addition to an exisiting single-family dwelling.

1544 S. 13th Street – Applicant is seeking to add a roof deck (383 sq. ft. proposed) and a pilot house (77 sq. ft. proposed).

1303 S. Broad Street – Applicant is seeking the erection of decks at rear of 2nd and 3rd floor levels; erection of decks on the roof of 3rd floor (for the 4th floor apartment) for use of a 6 family dwelling in the same building with an existing architect’s office on the first floor and basement on the front structure with 5 existing units and 1 single family unit with 4 interior parking spaces in the rear structure.

The PSCA Zoning Committee meetings are opportunities for neighbors to hear the details of zoning applications within our civic association boundaries. The Zoning Committee does not make final decisions on the applications, but it does send letters to the Philadelphia Zoning Board Administration.
