Tuesday, October 9th at 7PM at the South Philadelphia Older Adult Center (NW Corner of East Passyunk Avenue and Dickinson Street), the Zoning Committee of the Passyunk Square Civic Association is scheduled to hear the following cases:
1601 South 10th Street
PRESENTATION ONLY – The new tenants are seeking to make layout changes for the restaurant and bar sections; extending the closing time previously agreed to from 1:00 a.m. to 2:00 a.m.; and adding a request to add sidewalk seating.
1412-14 South 7th Street
Applicant is seeking to erect a 2nd story rear addition to an existing 2 story structure, and for the creation of 8 off street parking spaces with in a garage, with no h/c spaces on the first floor, all for use as a 10 dwelling units. Property is currently zoned for a garage auto repair and body work shop. Refused for use, open area, rear yard depth and no accessible parking spaces.
1216 Reed Street
Applicant is seeking to erect a 2 story addition and roof decks, removal of an existing 9’ section at the 1st and 2nd floor at the rear of the property and proposed full cellar as part of a single-family dwelling. (Extension of a previously approved zoning variance.)
Annunciation School @ 12th and Wharton Street
PRESENTATION ONLY – Annunciation School was recently purchased in an open bid process. Once plans are finalized they will apply to the City and receive permits and refusals and return to PSCA for a formal zoning meeting. Your input and feedback is critical at this stage of the planning process. Developer is proposing 50 apartments with parking and retail or community space on the ground floor.
The PSCA Zoning Committee meetings are opportunities for neighbors to hear the details of zoning applications within our civic association boundaries. The Zoning Committee does not make final decisions on the applications, but it does send letters to the Philadelphia Zoning Board Administration.
