The PSCA Zoning Committee reviewed the following cases at its December meeting. Results are below.

600-36 Washington Avenue
Applicant seeking to renew the license for an existing pool and billiard hall as part of a sit-down restaurant within an existing shopping center, which is prohibited in this zoning district. Moved to January.

1216 Annin Street
Application is for a two-family dwelling in an existing structure, which is not permitted in this zoning district. Vote pending receipt of pictures of the interior of the units; will update once vote completed.

1218-20 South Juniper Street
Application is for a two-family dwelling in an existing structure, which is not permitted in this zoning district. Case was continued to January meeting so that applicant can provide site plan and show that conversion back to single family homes would be a hardship.

1304-06 Dickinson Street (Green Eggs Cafe)
Applicant is requesting to add outdoor seating on Dickinson and Clarion St which requires a letter from the Councilman. Councilman Squilla has requested that we get neighbor feedback. Non-opposition with the proviso that there must be at least 5 feet of space between table and curb and approval will be rescinded if three citations from L&I are received.

1331 South Alder Street
Applicant is seeking the partial demolition of an existing building (2 story rear) and the erection of a new rear addition not to exceed 38 feet. Unanimous non-opposition; neighbors supportive.

1536 South 8th Street
Applicant is seeking to erect a rear two story addition and received refusal due to the proposed addition not meeting the required open area and rear yard depth for the portion above the first 12’ above the grade. Application withdrawn.

1215 Peters Street
Applicant is seeking to erect a four story attached structure for use as a single family dwelling with roof deck and one off-street parking space. Non-opposition with 5 votes for and 1 vote opposed with applicant agreeing to make the following changes: 1) Shorten house by 2 feet to bring rear yard depth to required 9.2 feet; 2) Shorten the length and slope the roof of the pilot house; 3) Set the third story back 3 feet; 4) Yard cannot be cement but must be permeable/drainable.
