On Tuesday, December 10th at 7PM at Annunciation BVM Church Hall at 1511 S. 10th Street (Dickinson St Entrance) the Zoning Committee of the Passyunk Square Civic Association is scheduled to hear the following cases:

1149 S. 12th Street (at Ellsworth Street): 

Application is for a take-out restaurant on the 1st floor front with an existing bi-level apartment from 1st floor rear to 2nd fl. rear; one apartment on 2nd fl. front; and one apartment on 3rd fl. total 3 family dwelling in an existing structure.  Zoning refused due to use as take-out restaurant is prohibited in this zoning district.

1122 S. 13th Street: 

Application for the creation of 1 off-street surface sub-compact parking space in the rear yard with a 7’ 0” fence gate accessory to an existing attached single-family dwelling; alterations to accommodate parking access, add curb cut to a side access parking space.  Proposed use is not permitted in this zoning district.

1439, 1441, 1443, 1445, 1447 Beulah Street: 

Application for the construction of 5 attached three story single family dwellings with cellar and roof deck with enclosed roof access stair and a front deck at 3rd floor.  Refused due to required open space of 30% of lot size is 202.5 square feet and the proposed size is 135 square feet.

1304 9th Street through to Passyunk Ave.: 

Application for a take-out restaurant with seating on the ground floor and 1 apartment above.  Refused to use as a take-out restaurant with seating.

Joint Civic Meeting with South Broad St. Neighbors  on December 17th @ 7pm

To be held at Methodist Hospital Morgan Conference Room regarding 1123-25 S. Broad St.  Application of a check cashing & Pawn broker services and retail sale of consumer goods on the 1st floor in the same building with a church and an administrative office.  Proposed use is prohibited with 500’ of a residential area.

The Zoning Committee does not make final decisions on the applications, but it does send letters to the Philadelphia Zoning Board Administration.
