On Tuesday, February 12th at 7PM at the Annunciation BVM Church at 1511 South 10th Street (Dickinson Street Entrance), the Zoning Committee of the Passyunk Square Civic Association is scheduled to hear the following cases:

1412-1414 S. 7th St. (4th appearance): 

Application for a 2nd story rear addition to an existing 2 story structure, 8 off street parking spaces for use as a 10 family dwelling.  Refused for use, open area, rear yard depth, and number of ADA parking spaces in R10-A zoning district.  Applicant has modified original proposal removing the addition and reducing the number of units to 8.  8 parking spaces are still included in the project.  Immediate neighbors have requested a meeting with the developer.  Changes to be presented based on feedback from the neighbor meeting and the previous 3 zoning meetings.

1204-10 South 12th Street

Application was originally for a single family dwelling on this property but developer/owner is now seeking to erect a detached structure (41’ 2 ½ high) to include a cellar, stair penthouses (8’ high) to access the roof top decks, walkout decks at second floor (w/ 46” high railings) and carports at the first floor, for use as six (6) individual dwelling units with an 18’ common driveway.

NOTE:  The following case will be heard jointly by the Passyunk Square Civic Association and the South Broad Street Neighborhood Association at SBSNA’s zoning meeting to be held Tuesday, Feb 19th at 7pm- Methodist Hospital at Braod and Wolf. 1221-31 South Broad Street (Armory)

A developer has purchased the property and is planning on converting the property into multi-unit residential housing.  This case will be heard by SBSNA on Tuesday, February 19th at 7:00 pm at Methodist Hospital at Broad and Wolf Streets.  More info at www.sbsna.org

NOTE:  The following case will be heard by the Dickinson Square West Zoning Committee.  This address is on the border with Passyunk Square. 1107 South 6th Street

This property must be demolished due to structural failure.  Applicant is requesting a use variance to permit a 4 family dwelling in RSA-5 zoning district.  Refused for open space (11%) and total height (41’).  Interested parties should attend Dickinson Square West Zoning Committee meeting Tuesday, February 26th at 6:30 pm in the Parsons Building in Dickinson Square at 4th and Morris.  www.dickinsonnarrows.org

1514 S. 9th Street

Applicant seeks approval for a 6 family dwelling with no commercial use on the Ground Floor.  Commercial use on the Ground Floor is required in this zoning district (CMX-2).


The PSCA Zoning Committee meetings are opportunities for neighbors to hear the details of zoning applications within our civic association boundaries. The Zoning Committee does not make final decisions on the applications, but it does send letters to the Philadelphia Zoning Board Administration.
